What makes Solace different from a standard letting agent?

Solace is not a general letting agency. We only let rooms in professionally managed HMOs to working professionals. Every room is designed, furnished and maintained to a premium standard - because we believe where you live shapes how you feel, and how you feel shapes everything else.
Who are your rooms for?

Our rooms are for working professionals up to age 55. Whether you are in your twenties or fifties, if you are employed, take pride in your space and want housemates who do the same, you will fit right in. We care about the right fit, not the number.
Renting a Room
Do existing housemates have a say in who moves in?

No. We handle all tenant selection ourselves to ensure consistency and fairness. Every applicant goes through the same process with us directly.
Can I have guests to stay?

Yes, guests are welcome for short stays. We just ask that you are considerate of your housemates and keep visits reasonable in length.
Is there a maximum number of people allowed per property?

Yes. All our properties are licensed HMOs with a fixed maximum occupancy set by the council. We never overpack a house - every tenant deserves space to breathe.
Rent & Bills
What is included in the monthly rent?

Everything. Your rent covers water, gas, electricity, council tax and superfast WiFi. One payment, no surprises. We handle all the bills so you never have to think about them.
How do I pay my rent?

Via standing order on the same date each month. Simple and predictable - no portals, no apps, no nonsense.
Are there any other charges on top of rent?

No hidden fees. One monthly payment covers everything. What you see is what you pay.
Deposit
Do I need to pay a deposit?
+
We offer a no-deposit option through Reposit - a government-backed deposit alternative that means you do not need to tie up weeks of rent upfront. If you prefer a traditional deposit, we are happy to take one and it will be registered and protected with TDS (Tenancy Deposit Scheme).
When do deductions get made from a deposit?

Rarely. Deductions only happen in clear-cut cases - unpaid rent or damage beyond normal wear and tear. Any disputed amounts go to an independent TDS adjudicator, not us. You will always have a fair process.
Tenancy
What type of tenancy agreement do I sign?

An Assured Shorthold Tenancy (AST), which is the standard for renting in the UK. It sets out your rights and ours clearly so there are no grey areas.
Is there a minimum term?

No fixed term. We are happy to offer a rolling tenancy from day one - all we ask is one month's written notice when you want to leave. No lock-ins, no exit penalties.
How much notice do I need to give to leave?

One month's written notice. That is it. We keep things simple and fair on both sides.
The Room & Property
What furniture is included in my room?

All rooms come with a double bed, wardrobe, chest of drawers, desk and chair, bedside table and mirror. Rooms vary - check the individual listings for specifics. Every room is photographed accurately so what you see is what you get.
Is my room professionally cleaned before I move in?

Always. Every room gets a full deep clean between tenants. You move into a fresh, clean space - not someone else's leftover mess.
Who do I contact if something needs fixing?

Contact us directly via WhatsApp or email and we will get it sorted. We are responsive - maintenance issues do not sit in a queue here.
